STANLEY DEAN CONSTRUCTION'S SIGNATURE APPROACH TO DESIGN/BUILD

 

At Stanley Dean Construction we use a tried-and-true method of managing projects from concept to completion by breaking the project into manageable phases. From our experience, the pre-construction planning allows for smooth transition between phases, ample time to manage budgets, and eliminates unnecessary project stress by completing

on time and on budget.

 

Below is an overview of the Stanley Dean Construction process to design-build and renovate so you will know what to expect and how you can benefit if you choose to partner with us. 

1. Request a Consultation

 

Give us a call or fill out our form to request a consultation. We'd like to know more about your project and hopefully set-up a time for us to visit the project to see if we're a good fit.

 

2. Consultation

Cost: Complimentary

 

Show us around! Tell us about your project. Let’s decide if we are a good fit to work together.

  • What are your ideas/goals?

  • What are your wants, needs, and desires you have for your property?

  • Is your idea a feasible project?

  • What is your target investment?

 

After our initial meeting we will provide you with a projected estimated cost of your project based on our experience and previous projects, or what we call an Opinion of Probable Investment (OPI). If you’re comfortable with who we are, our interactions with you, and can work with the range provided to you in the OPI, the next step in our process is a Project Development Agreement (PDA).

 

3. The Project Development Agreement (PDA)

Cost: Varies based on the complexity of the proposed project and number of disciplines involved in the scope, typically 2-6% of the OPI

 

There is a lot of upfront planning and legwork that goes into a project prior to any hammers swinging. Entering into a Project Development Agreement confirms you want to explore your project with us further and agree to pay the project development costs. 

 

4. Project Development

 

Proper planning in the design stage ensures that you experience a streamlined build with minimal delays. Our knowledgeable team will work with you to determine the detailed scope of your project. While you make design decisions, we handle the other essential behind-the-scenes details.

 

Together we will:

  • Meld the best design ideas into a single plan

  • Review and select materials

  • Address structural, mechanical, electrical issues

  • Develop a full construction contract, specifications and selections

 

With all or most of the results of the PDA work in hand we will meet with you to talk through the project. We will take all the time you want to be comfortable and confident. We’ll go over the scope of work, project plan, timelines, logistics and any concerns. You will meet your personal project manager and discuss how communications can be handled.

 

5. The Construction Agreement

          Cost: Fixed Price

 

After the planning process is complete, we ensure that all the details are correct and the plan meets your approval.

We will now have all the information to provide a fixed price for the production of your project. We will provide you with a Construction Agreement for our mutual signatures which we will go over and explain every detail of. Next we determine your project start and projected completion date.

6. Project Management

 

All of the careful planning comes to fruition in this phase. From foundation to the final walkthrough, we will handle all the details of production, including: ordering materials, scheduling, oversight and coordination. You will have access to your own online ‘Owner’s Portal’ with your project's schedule, pictures, daily logs, selection organization, financials and frequent communication. 

 

7. Project Completion

 

During the completion phase we will meticulously inspect to ensure that craftsmanship levels have been maintained throughout the project. We will do a final review meeting with you to answer any operational questions regarding your new space. We will do a final clean up to the highest standards possible both within the project and anything on the property that we touched. And finally, you may begin enjoying your new space!

Our design-build process empowers each client to take control of their project scope and budget. This control is key in project success and delivery.
